The distances between the buildings
The Cabinet has approved the detailed rules for the separation distance between buildings.
Rules determine the distance between the buildings, as well as buildings and construction sites approaches that must be followed when developing the general and detailed plans, including a building permit in the equipped and restored areas. Construction of the exterior walls of the building within the boundaries of the separation distance should be kept to the border zone. Onshore facilities for separating areas are not allowed.
However, there are exceptions when the distance to the outer walls of buildings can not be observed. This is allowed in cases where it provided a detailed plan of the building on the border of the land plot , and if not inconsistent with the neighboring territory planning .
Roads , land, vegetation and water areas for public use as intermediate distances.
The distance of separation is determined based on the height of the building. Intermediate distance between the said strip and the outer wall of the building is on the boundary location of its land area.
Wall height shall include the following:
- 30 percent of the height of the roof and gables, in the presence of inclination of 45 degrees ;
- 50 percent of the height of roofs and gables, in the presence of their inclination angle of 60 degrees ;
- The entire height of roofs and gables, with their 70 -degree slope.
At the same time , taken as an intermediate distance is 0.6 part of the wall height , rural and special residential areas (military camps and student ) - 0.4 part. In areas zoned for business purposes as well as industrial areas and the spacing may be 0.25 part of the height of the walls. For clarity, we note that in the planning of the building height of 100 meters in urban areas , the separation distance between the buildings shall be not less than 60 m
Prior to this, the separation distance between buildings regulated by Soviet construction norms and rules , which many companies do not comply , and supervising government agencies turn a blind eye . Just look at the central part of the city of Baku , where in recent years of " Khrushchev houses" risen multistory building without compliance of any rules . - 08D-
