In April, prices for primary housing market remained stable
Despite the overall activity of the primary housing market in April, prices, however, remained stable. A similar situation occurred in other major cities of the country. According to estimates, in April, the average price index amounted to 853.6 manat per 1 sq. meter. Compared to the same quarter of last year, prices rose by 5.1%, compared with last year - by 4.0%. In comparison to September 2008 (during the crisis) prices fell by 28.5%. At that time, the cost of 1 sq. meter was 1,194 manat. In April of this year, the most attractive areas remained the districts of Yasamal, Khatai, and Nasimi. The most popular were two-room apartments. The sale of three-room apartments in April was 39%, two-room - 30%, one, four and five-room – 31%
Experts note relative activity of the primary housing market in May. This is linked to the outcome of the general trends in the market.
At the same time, experts continue to argue that the prices of apartments in the new housing market do not correspond to reality. There are problems with the documentation, inadequate public services, the terms of mortgage, and other monopolies. All this has a negative effect on the activity on the market. In the coming days, the stability of the market will continue, while major changes are not predicted.
