In December, the secondary housing market was active
In December, the secondary housing market showed some activity, but the average price remained unchanged. According to estimates, at present the price index on the secondary housing market is just over U.S. $ 1,020 for 1 square meter. In December, the most attractive areas of the capital were Khatai, Narimanov, and Yasamal, due to their proximity to the center, as well as more favorable mortgage terms. Within the month, most unclaimed apartments were four-room ones. The most popular were 1, 2 and 3-room apartments.
The share of apartments, which cost less than the average price (1,020 dollars) in the secondary market, amounted to 53.3%. The average selling price of each room was 44,130 U.S. dollars, and the average price of apartments was 110,846 U.S. dollars.
In total, during 2012 the secondary housing market prices increased 6.8%. In particular, in February last year, there was a rise in the secondary housing market by 2.1%, in November - 5%, and in July there was a decline in prices by 1.4%. In all other months the prices remained stable.
Experts believe that the relative activity in the secondary housing market in December was due to mortgage loans, increase in loan portfolios of construction companies, as well as the repair and building ongoing in several parts of the capital and the related cash from the public. However, all of the above can affect the activity of the market over a long period.
Experts believe that, despite the relative stability in 2012 on the secondary housing market, the prices in this market are still more expensive than the normal market price. In the coming days, the relative activity on this market will continue. Prices will remain stable.
In December, other major cities of the country did not register price changes and the situation was stable.
