In January, prices in the primary housing market remained stable, there was some activity. A similar situation occurred in other major cities.
The average price index in January was 810 manats per 1 sq. km. meter. During the month, the most attractive areas remained Yasamal, Khatai and Nasimi.
Experts estimate that in the last year, prices on average fell by 1.8%. We note that in January 2012, the price for 1 square meter on the primary housing market was 825 manat. In January of this year, as in previous months, the greatest demand in new buildings was for three-room apartments. As for five-room apartments, most of them built in the first (city center) area of ??the capital. One-room flats for the most part are in the external (outside of downtown) area. One-room apartments are 60.7 square meters, two-room ones - 92.1 square meters, three-room ones - 131.8 sq. meter, four-room ones - 182.9 sq. meters, and five-room ones - 238.3 sq. meters.
Experts in the field say that the activity in the market is somewhat low. The market prices are not real, they are easier to maintain, because the segments that have an impact on them, are fewer on the market. Today the market is influenced by factors such as monopoly and artificially high prices. In the coming days, the stability on the market will continue.
