In December, the primary housing market was seen steady
In December, the primary housing market (PHM) observed stability. This is explained by prices in the market and the low purchasing power of the population. According to experts, now the average price index of PHM is about 810 manats per 1 sq. meter. Experts believe that over the past year, prices for PHM on average decreased by 1.8%.
Note that in January 2012 the price of one square meter in PHM is 825 manats. In general, over 2012, prices rose in March by 2.1% and went down by 1% in May, in June - by 1% and in July - by 1.2%. In other months, prices remained stable. In October and November 2012 there was some more activity in the market. This process also affected prices.
In December put up for sale were 418 buildings. The most attractive areas for buyers in the capital remained Yasamal, Khatai, and Nasimi. The average price index for 1 square meter varied between 500 and 700 manats. Over the last month the greatest demand was for apartments with central heating and gas.
In December, activity in PHM declined, due to the holidays. Negative impact on the situation was made by the unrealistically high prices and weakening of mortgage lending. There are also factors such as the artificially high prices, monopoly, and more. In the coming days, the stability of the market will continue.
